How much does a probate clearance cost?

We publish our prices. Probate clearances usually cost a bit more than a standard clearance because of the careful sorting involved. As a rough guide for the Midlands:

One-bed flat (probate): £400–£600. Two-bed house: £650–£900. Three-bed house: £850–£1,200. Four-bed and larger quoted individually. If we find anything of value during the clearance — antiques, collectables, saleable furniture — we'll always tell you, and the value can be offset against the final cost.

How long does a probate clearance take?

Most are completed in a day, but we usually allow extra time for careful sorting compared to a standard clearance. We'll give you a realistic timeline when we quote.

Can you clear before probate is granted?

This is the most common question we get from bereaved families. Short answer: everyday household items can usually be cleared before probate is granted; items of significant value should stay in place until probate is issued.

The reason is inheritance tax. Items of significant value form part of the estate and need recording at probate value. Antiques, jewellery, art, collectables, and anything likely to be over £500 individually should be valued — even informally — before they leave the property.

When we quote, we'll flag anything we think falls into that category. We can also recommend local valuers if the family doesn't already have one. Nothing of value moves until you say so.

Working with solicitors and executors

We regularly work directly with solicitors handling estates across Leicestershire, Derbyshire, and the wider Midlands. If a solicitor or executor is managing the estate, we can:

  • Coordinate access entirely through the solicitor's office

  • Invoice the estate directly

  • Provide waste transfer notes for the records

  • Send photographs at every stage — start of day, items set aside, final sweep

  • Hold the date until probate clears, if needed
