When people book a full house clearance
Most full clearances we do fall into one of these situations.
Selling a property
Clearing a parent's home for sale or family transfer after they've passed.
Downsizing
Moving to a smaller home and choosing what to keep.
Moving into care
Clearing a parent or relative's home as they move into supported accommodation.
Refurbishment
Clearing an inherited or recently bought property before work starts.
If your situation isn't on the list, give us a call. We've almost certainly seen it before.

How much does a full house clearance cost?
We publish our prices — most local firms don't. As a rough guide for the Midlands:
-
1-bed flat — typically a ½ to ¾ van load (£220–£300)
-
2-bed house — usually a full van (£450)
-
3-bed house — one to two van loads (£600–£900)
-
4-bed and larger — quoted individually after photos or a short visit
Per-item rates for awkward items (fridges from £55, mattresses from £75, pianos from £120) are on our pricing page. Final quotes always factor in access, exact volume, and anything disclosed during the survey.
What's included — and what we can't take
What's included as standard
Labour — a team of two or more, depending on job size
Vans and all equipment
Licensed disposal and recycling
Items set aside per your instructions, before anything moves
Waste transfer note on request — essential for executors and landlords
A final sweep — property left ready for the next stage
Items we cannot take
Asbestos and asbestos-containing materials
Clinical or medical waste, sharps
Large quantities of paint, oil, or chemicals
Gas cylinders (we can advise on disposal routes)
Tyres in bulk (small numbers by arrangement)
For anything we can't take, we'll point you to the right specialist — usually a council hazardous waste centre.
How long does a full house clearance take?
Most clearances are finished in a single day. A standard three-bed house takes a team of two around four to six hours. Larger or more cluttered properties may run into a second day — we'll tell you honestly when we quote.
1-bed flat — half a day
2-bed house — most of a day
3-bed house — a full day
4-bed and larger — sometimes two days

From photos, a video walk-round, or a short visit — usually back within 2 hours.
Book a day
Most full clearances go in the diary one to two weeks ahead.
Clearance day
We bring the team and everything needed. You don't lift a finger. Photos at the start, midway, and at the end.
Tidy handover
Property swept, waste transfer note in hand, ready for sale, let, or solicitor handover.
Doing a full clearance after a death?
If the clearance is part of probate or settling a deceased estate, the process is a little different — we move at the family's pace, set personal items aside before anything else moves, and can liaise directly with solicitors. We've written the full process up on our probate clearance page.
Clearing a rental property?
Landlords and letting agents have different needs — speed, photos for the inventory clerk, and a waste transfer note for the books. If that's you, our end of tenancy clearance page covers the full turnaround process and our 48-hour service for letting agents.
If you're a solicitor reading this — call us. We're happy to be added to your usual list of trusted clearance firms across the Midlands.
