Almost every clearance company will tell you it's "impossible to price without seeing the job" — and often that's genuinely true for the final number. But most won't even give you a starting point, a typical range, or a per-item rate. We do. Here's exactly how our pricing works, what a typical job costs, and what's included.
What decides the price
Every quote comes down to four things:
- How much needs to go — measured in van loads, from a single item up to several full vans for a large or heavily-cluttered property.
- Access — stairs, parking, and the distance from the property to where the van can park all add time.
- How sorted or cluttered it is — a tidy, easy-to-move house takes less time than one that needs careful sorting room by room.
- Anything that needs special handling — items like mattresses, fridges, gas bottles or paint are priced individually because they're disposed of differently.

These are our published starting ranges. Every job is unique, so your actual quote depends on access and exact volume — but this is a realistic guide.

How we compare
Most local clearance companies we've checked across the Midlands don't publish a price at all — you have to call, send photos, or book a site visit before you know anything. What's included
Every price we agree in writing covers labour, transport and disposal — there's nothing to add on afterwards. That includes carrying everything out (we don't ask you to bring items to the door), loading, and a licensed disposal route for everything we take, with a waste transfer note provided as proof. The only time a price changes is if the job turns out to be genuinely different from what was described, and we'd always talk that through with you first.

Pricing questions
How much does a house clearance cost?
We publish our prices up front. Single items start at £50, a ½ van is £220, and a full van (1,000kg) is £450. Per-item prices run from £25 for POPs waste to £120 for a piano. A 1-bed flat typically needs ½ to a full van; a 3-bed may need one or two vans. All quotes are fixed in writing.
What about the cost of single items — sofas, fridges, pianos?
Single-item prices start at a £50 minimum call-out. From there: TVs from £45, gas bottles from £40, fridges or tumble dryers from £55, mattresses from £75, pianos from £120, wood per ton from £95.
Is a house clearance cheaper than hiring a skip?
It depends. A skip can be cheaper for a small amount of waste you are happy to load yourself. For anything beyond one or two rooms, a clearance usually works out better value once you factor in the skip permit (£30–£150), your time loading, and items a skip firm cannot take.
