Garden, garage and loft clearances — what each one involves
None of these jobs need the house to be part of it. People call us to bring an overgrown garden back under control, to clear a garage before selling, or to empty a loft after years of storage — often on a probate or end-of-tenancy property where the outside has been left while the family sorts the inside. We can do one area, or all three on the same visit, for one fixed price.
Garden & outbuildings
Green waste, turf and soil, decking, fence panels, paving, garden furniture, pots, trampolines and hot tubs. Sheds and greenhouses dismantled and taken away.
Garage & driveway
Old furniture, tools, tyres, bikes, white goods, timber and rubble. We sort paint, oil and other chemicals for proper disposal — they can't go in a skip.
Loft & eaves
Boxes, suitcases, old insulation, cold-water tanks, disused aerials and decorations. We bring our own loft ladder and work carefully around joists and wiring.
Garden and outbuilding clearances
Outdoor clearances cover general garden waste and overgrowth, turf and soil, old decking, rotten fence panels, paving slabs and rubble, tired garden furniture, broken pots and planters, trampolines, children's play equipment and hot tubs. Timber sheds, metal stores and greenhouses are dismantled and removed as part of the job — you do not need to take them down first.
Green waste goes to composting or garden-waste recycling, and any shed, tool or piece of furniture still fit for use is passed to a reuse scheme before anything is tipped. Overgrown gardens on probate and end-of-tenancy properties are routine work for us — we can clear the garden on the same visit as the house, or as a standalone job if the inside is already done. Either way the price is fixed in writing after photos or a quick look, so you know the full cost before we start.
Garage and driveway clearances
Garages fill up with decades of things that never made it to the tip — workbenches and hand tools, garden machinery, spare tyres, children's bikes, offcuts of timber, bags of hardened cement, a chest freezer that stopped working years ago. We take all of it and leave the garage swept. Anything still usable — tools, bikes, serviceable furniture — is offered to local reuse schemes and charities first, which is a large part of how we divert up to 95% from landfill.
Paint tins, engine oil, weedkiller, solvents and gas bottles are classed as hazardous waste and cannot go in a skip or with general household waste. We separate these on the day and route them to the right disposal point, recorded on your waste transfer note. If a garage has an older asbestos-cement roof or panels, we will not disturb it — that needs a licensed asbestos contractor — and we will tell you straight if we spot one so you know where you stand.
Loft and eaves clearances
Lofts tend to hold suitcases, packing boxes, Christmas decorations, redundant water tanks, old carpet and disturbed insulation. Access is usually through a standard hatch and we carry our own three-section ladder, so there is nothing for you to arrange. We work slowly around ceiling joists, cabling and any stored pipework rather than rushing it.
Lofts are also where paperwork, photographs, medals and small keepsakes surface on probate jobs — often long after the family thought everything had been found. Anything that looks personal or documentary is set aside and handed to you or the executor rather than cleared, the same way we work inside the house.

How much does this cost?
Unlike most local clearance companies, we publish our prices up front. Single items start at £50. A full van (1,000kg) is £450. No hidden extras, no meter running — every quote is fixed in writing before we start.
For a rough guide, a 1-bed flat typically needs between a ½ and full van; a 2-bed is usually a full van; a 3-bed may need one or two vans. Every job is unique — final quotes factor in access and exact volume.

How long does a house clearance take?
Most jobs are finished in a single day. As a rough guide:
- Single items and small clearances — 1 to 2 hours, often same-week.
- One or two-bed property — half a day to a full day with a team of two.
- Three-bed property — a full day with a team of two.
- Four-bed or very cluttered — may run to a second day; we'll confirm when we quote.
- Probate with careful sorting — add half a day to allow items to be set aside properly.

Probate and deceased estate clearances
Clearing a loved one's home is difficult, and there is rarely a good time to do it. We move at your pace, handle items with care, and set aside anything you want to keep, donate, or pass to other family members before the rest is cleared.
If you are working through a solicitor or executor and cannot be at the property yourself, we can collect keys and send photographs through at every stage — start of day, items set aside, and final sweep.
Can you clear a probate house before probate is granted?
Everyday household items can usually be cleared before probate is issued. Items of significant value — antiques, jewellery, art, or anything likely to form part of the inheritance tax calculation — should be left in place, valued, and recorded before removal. We'll flag anything we think falls into that category during the quote and before we start.
Coordinating with solicitors and executors
We regularly work directly with solicitors handling estates across Leicestershire and the Midlands. We can invoice the estate, provide waste transfer notes for the records, and coordinate access entirely through the solicitor's office if the family prefer.
End of tenancy clearances for Midlands landlords

How long does a house clearance take?
Most jobs are finished in a single day. A three-bed house typically takes four to six hours with a team of two. Very cluttered or large properties may run into a second day — we'll tell you honestly when we quote.

Can you clear a probate house before probate is granted?
Everyday household items can usually be cleared before probate is granted. Items of significant value — antiques, jewellery, art — should stay in place until probate is issued and values recorded for inheritance tax purposes. We'll flag anything we think falls into that category when we quote, and we can coordinate directly with your solicitor.
What happens to the items you remove?
Up to 95% is reused, donated, or recycled. Usable furniture goes to local reuse schemes and charities wherever possible. Recyclable materials go through licensed recycling facilities. Only a small fraction ends up as general waste — and all of that goes through licensed waste transfer, not fly-tipping.
Do I need to be at the property?
No. We can collect keys from an agent, solicitor, neighbour, or key safe, and send photos at the start and end of the day. Many of our probate clearances are handled this way — particularly when family members live away from Leicestershire.
Are you licensed and insured?
HFC Clearance is fully insured for all clearance work. Our Environment Agency waste carrier licence number and insurance policy details are available on request and shown on written quotes. Waste transfer notes are provided on every job.
Is a house clearance cheaper than hiring a skip?
It depends. A skip can be cheaper if you only have a small amount of waste and are happy to load it yourself. For anything beyond one or two rooms, a house clearance usually works out better value once you factor in the skip permit (£30–£150), your time loading, and items a skip firm cannot take. We're always happy to tell you honestly which would suit your job.
Can you do short-notice or same-day clearances?
Often yes, particularly for single items and smaller clearances. Call us and we'll tell you honestly what's possible this week. Full probate clearances usually go in the diary one to two weeks ahead.
What about items you can't take — asbestos, chemicals, sharps?
We cannot take asbestos, clinical or medical waste, sharps, gas cylinders, or large quantities of paint, oil, or chemicals. Small quantities of household chemicals may be fine — check with us. For anything we can't take, we'll point you to the right specialist route.
Do you provide a waste transfer note?
Yes, on every job — essential for landlords, executors, and business clients. It proves the waste left your property legally and went to a licensed facility, which protects you under the Environmental Protection Act 1990 Duty of Care.
